Screen Porch Remodel



Project Description:


  1. Renovate existing screen porch
  2. Restyle to match existing house with low-maintenance materials
  3. Reinforce structure to provide unobstructed viewing areas with high performance screens
  4. Expand staircases to 48" wide
  5. Add interior guardrails for code compliance
  6. Expand door passages to 36" wide
  7. Add tempered glass storm doors for code compliance
  8. Replace existing floor and stairtreads with low-maintenance materials

MLC Assessment:

  1. Styling does not match recent house exterior, patio and pool enhancements
  2. Multiple structural problems: lap-spliced headers, missing mechanical connectors at rafters, ridge pole, headers-to-posts, joists to beam, no sheerwall bracing among others
  3. Multiple building code violations
  4. Significant safety issues (no guardrails, simple unreinforced screen doors at staircases) due to sub-standard construction techniques

  5. Snow Load: 50 PSF
  Base Framing Material -MCA pressure-treated #1 grade lumber.
  Screen Openings - Upsize headers over screen portals
Upsize posts to support guardrails and screen track system
  Stairs - 2x12 cut stringers 12" o.c. 5½" throat width
Stringers reinforced with 2x4's sisters (glued and bolted) on South side staircase.
2x4 thrust plate at stringer base anchored to landing pad.
4x4 rail posts blocked in two directions and atached with 1/2" HDG carriage bolts.
  Simpson Strong-Tie Z-Max treated hangers and connectors.
Grace Vycor Plus® protection on critical surfaces.

  Decking and Treads - Azek Slate Gray 5/4" x 6" vinyl decking
Picture framed layout
  Trim and Risers - Versatex PVC trimboard
Versatex PVC 6x6 column wraps
Versatex PVC soffit boards
  Screen Portals - Screeneze screen track system
Twitchell Vinyl over Polyester Super Screen - 14x18 mesh
  Guardrails and Handrails - RDI Titan Pro XL vinyl over aluminum
Fiberon vinyl post sleeves, caps and base trim
  Storm Doors - Anderson 2500 Series full view with self-storing screen/glass
  Interior Gable Wall - LP SmartSide panels
  Electrical - Lithonia Lighting LED floodlamps with night sensors
Hampton Bay exterior rated ceiling fan with integrated light
Attachment Methods:
  Decking and Stair Treads - Quikdrive color-matched stainless steel screws
  Risers and Trim - Bostitch 15 ga. stainless steel nails
PL Premium, Weld-on 705 and Extreme Adhesives as required
Finished with Extreme Adhesives PVC nail eraser
