Project Description:

Goals:

  1. Replace existing failed deck with new 6' x 8' pressure-treated wooden deck and stairs.

MLC Assessment:

  1. Existing deck collapsed over the previous winter.
  2. House structure is in advanced state of decay. Rework necessary to sheathing and siding.
  3. New concrete piers and footings required..
  4. House framing does not incorporate rim joist. Ledger attachment will be via 4x6 secondary sill.
Framing:
  Base MaterialMCA pressure-treated #1 grade lumber
  Joists2x8 16" o.c.
  Rims and Bands 2-ply 2x8
  Stairs 2x12 cut stringers 18" o.c.
2x12 enclosed side stringers
Reinforced center stringer
Finish Materials:
  Deck 5/4" x 6" eased edge decking
Ice and water shield protection on joist attachment surfaces
  Stairs 5/4" x 6" eased edge treads
1" x 8" risers
Ice and water shield protection on stringer attachment surfaces
  Guardrails and Handrails Custom built from 2x4 lumber with 2x2 balusters
Eased rail edges
Pressure-treated Maine Ornamental dress caps on posts
Continuous Type 1 secondary handrail on inner stair handrail
Attachment Methods:
  Deck 2½" exterior grade screws
  Stair Treads 2½" exterior grade screws
  Railing Frame: 3" exterior grade screws
Balusters: 2½" exterior grade screws
Structural:
   Two 4' deep 10" dia. concrete piers with 24" Bigfoot spread footings for posts.
All structural members are MCA pressured treated lumber with Z-Max treated hangers and connectors.
4x4 support posts anchored to piers with post bases and rim with post caps for uplift restraint.
4x4 lateral post support
1x4 lateral frame restraint
All fasteners hot-dip galvanized rated for pressure treated lumber.
GAF StormGuard ice and water shield on all critical surfaces and interfaces.
